Mr. Cannon is the Managing Partner of Sapient Funding, LLC. He has been in the real estate investment business since 1972. He has brokered over $200 million dollars in multi-family and commercial properties and has acquired as a principal over $150,000,000.00 in multi-family and commercial properties throughout the state of Texas. He currently serves as Managing Partner of Sapient Funding, LLC and Sapient Capital, LLC. He holds a BSBA from the University of Arkansas and has previously held the CPM designation, CFP, Texas Brokers License and was the Education Committee Chairman for the Institute of Real Estate Management (IREM).
Gary Schell – Development Partner
Mr. Gary Schell, age 66, has substantial experience in sales, marketing, acquisition, and construction of residential and commercial real estate property and holds a Texas Real Estate Broker’s license. He started his career, after graduation in finance from Ohio State University, with BancOhio Corporation. During his tenure with the bank, Mr. Schell completed a 5-year management and finance program, which afforded him the working knowledge of the banking industry. In the early 1980’s, he formed Schell Properties, which was involved in the business of syndicating income producing real estate properties in the Dallas-Fort Worth market. Through acquisition, Schell Properties branched out into the business of design and construction of luxury homes, winning twice the coveted title of the “Luxury Home Builder of the Year.” In the late 1990’s into the early 2000’s, Mr. Schell was engaged by several Dallas banks for the renovation and disposition of their foreclosed single-family homes. In 2003, Mr. Schell formed Innovative Custom Homes, which develops urban style townhome projects such as Craig Ranch in McKinney, Settlement North and South, and Adriatica, also in McKinney, Texas. In 2008, with the downturn in the economy, Mr. Schell formed Momentum Asset Management Company, which capitalized on purchasing over 50mm in defaulted first lien mortgages. Momentum was able to obtain mortgages at deep discounts, work with homeowners to get them paying again or foreclose, and resell the mortgages at substantial returns to investors. Mr. Schell is the developer of Vintage Place.
Boone Nerren – Management Partner
Mr. Nerren was born in Dallas, TX in 1958. He attended public schools primarily in the Dallas area until graduating from Lake Highlands High School in 1976. He entered the University of Texas in Austin in the fall of 1976 and graduated with a Bachelor degree in Journalism in 1980. He later attended graduate school at SMU in Dallas in the Master of Fine Arts program.
His interest in real estate began in the early 80’s when he obtained a Texas sales license and became an agent in his family’s real estate brokerage. He began to buy homes for rehab and resale in the mid 80’s. Near the end of ’89 he received an offer to take a media sales job offered by a contact from his college days and minimized his real estate efforts for the next ten years.
In 2000, he became active again in real estate investment opportunities. In ’04 he founded a private investment fund, Realty Investment Opportunities, LLC. The fund strategy was to use the annual contributions of its members to buy and hold real estate for cash flow and capital appreciation. RIO, LLC grew quickly, tripling in size and membership within 2 years. A second investment fund, RIO II, was formed in ’07 to accommodate additional interest in the group’s real estate and private investing efforts.
Mr. Nerren in responsible for the management of the multi-family properties owned and operated by the Sapient Companies.
Boone is married to Lisa, his wife of 17 years. They have 3 children, Alexa (14), Michael (12) and Zachary (7), and live in Coppell, TX. They are an active, sports-loving family and regularly attend St. Ann’s Catholic Church in Coppell. Mr. Nerren is also an active volunteer in several church, youth sports and school programs.
General Manager of EcoShield Framing Systems, LLC
Mr. Hackman has been in the commercial and residential real estate industry for over 35 years. Since beginning his career as a top national producer with “The Vantage Companies” – one of the largest commercial real estate developers in the country, Mr. Hackman has acquired extensive experience in all areas of the real estate industry.
Background includes; managing a portfolio of over 5,000,000 square feet of industrial space, creating and operating two highly successful real estate brokerage offices specializing in land brokerage and asset disposition for the government, co-managing the sales and marketing of “Los Suenos” – one of the most successful international resort communities in Central America and serving as project manager with responsibility for all sales, marketing and development for Lakeland Regional Business Park, a 175 acre, class A mixed use business park in Central Florida.
In addition, in 2001 Mr. Hackman formed Land Development Services, a full service land planning, entitlements, brokerage and engineering services firm. As both a principal and for his clients, Mr. Hackman identified, planned, engineered and entitled numerous subdivisions throughout the Dallas Ft. Worth area. Many of these projects were very involved and included numerous intricate issues including multiple property assemblages, utility easement and right of way acquisitions, developer/municipal reimbursement agreements as well as the negotiation of agreements with multiple governmental agencies on regulatory and builder/development guidelines.
Mr. Hackman served as Vice President of Land Development and Asset Manager for Prime Income Asset Management Company, an international investment company that controls and manages over 2.5 billion dollars in real estate holdings through three public companies and numerous private entities. In this capacity, Mr. Hackman was responsible for overseeing the design, construction and development of three master planned, mixed use golf course communities. The properties comprised over 7,000 acres of land and had a retail value of over $500,000,000. The properties were located in the Dallas and Austin, Texas areas. His responsibilities included all facets of the land development process from pre-acquisition due diligence through the successful development and sale of the asset. This included, establishing and managing the project’s proforma’s, the creation and management of the projects marketing and sales campaign, sale of any/all lot/land parcels, creation and management of project development teams - including architects, civil engineers, golf course designers, land planners and other misc. development team members. The projects involved the fulfillment of extensive environmental regulations as well as the management of several special utility districts including three fresh water supply districts (FWSD's), three municipal utility districts (MUD’s) and a 1400 acre public utility district (PUD).
Mr. Hackman is a 25 year member of Prestonwood Baptist Church located in Plano, Texas. He received his undergraduate degree from the University of Texas at Arlington and has partially completed requirements toward his masters from the University of Texas at Austin. He is active in several charity and fraternal organizations and has inactive real estate broker’s licenses in Texas, Alabama and Florida.
Arjun Gokal - Director of Operations
Mr. Gokal has over 7 years of experience in real estate, management and operations. Managed and operated over 120 room property. In just two and a half years, he was able to increase sales from $600,000 to $1,200,000. After that, he started flipping houses in the DFW metroplex and has been very successful. Mr. Gokal holds a Bachelor Degree in Business Management and Marketing from Florida State University.
Lorie Fontenot - Capital/Investment Liaison
Lorie Fontenot is our Capital/Investment Liaison. She graduated from the University of Oklahoma in 1997 with a bachelor degree in Organizational Communication and began investing in real estate that same year with single-family rental property. Through the years she expanded her investment portfolio to include partnerships in multi-family & hotel acquisition, new build developments and hard money lending which afforded her the opportunity of early retirement. Since retirement she has pursued her passion of introducing others to passive income and equity building ventures by serving as a Mentor and Director of Member Services for a premier real estate investing group and as Sales Manager for a high-end, custom home builder in the DFW area.
Tich Gandhle - Capital Liaison
Mr. Tichaona Gandhle, comes with over 20 years experience in Design, Architecture, Construction Project Management in both commercial and residential. Business development experience. He has been involved in design to construction on millions of dollars worth of buildings. Successfully rehabbed and flipped residential properties for 12 years including holding rental properties in DFW. Brokered financing for international commodities trade deals. He holds BA Architecture and MPhil in Architecture from the University Of Cambridge.
Other activities: Clean Water For All, from 2007 Help raise funds and sunk wells in rural Southern Africa including Mozambique, Zimbabwe and Malawi. Duties included finding appropriate sites for sinking wells, raising money to finance the operations and doing the physical work of sinking boreholes and wells. Volunteer at local Habitat for Humanity construction sites ongoing.
